EPS Variances

The Department of Environmental Protection and Sustainability (EPS) publishes a list of the environmental administrative variance requests along with their status. The requests are listed by County Council District.

Planning Board Meetings

Water Line Extension at Glencliffe Circle and Old Court Road

Beginning in April, Baltimore County contractors will extend water service to 12 houses on Glencliffe Circle and Old Court Road. The new line, which will cost about $400,000, will run 1,783 feet.

Pedestrian Study for Pikesville

Baltimore County hired a consultant to perform a desk audit in Pikesville to assess pedestrian conditions and to learn if improvements can and should be made to enhance traffic engineering design for walkers, bicyclists and drivers. The consultant will be reviewing accident histories and the examination will include all facets of traffic control, including signals and crosswalks, taking note of bicycle and pedestrian movements as well. One of the goals of the study, say engineers, is to create a context in which to safely coordinate crosswalks with present and future traffic conditions. The project is temporarily on hold, say engineers.

Water Line on Falls Road

The Department of Public Works and Transportation plans to replace 11,000 feet of water line on Falls Road between the Beltway and the City line. The project will cost approximately $14 million and is scheduled to begin this summer. The replacement of the line—sections of which are more than 90 years old—will improve the reliability of the system. Much of the construction will be done between 9 p.m. and 5 a.m., and ingress and egress will be coordinated with and provided to all property owners.

Water in the Dumbarton Neighborhood, Pikesville

Baltimore County is relining and cleaning more than 16,000 feet of water line under 27 streets in Dumbarton. The project, managed in two phases, is about 55 percent complete and will cost $4.2 million. Work is expected to be completed by the end of summer.

Special Hearing to determine whether the Zoning Commissioner should approve: 1. An amendment to the previously approved site plan in Zoning Case 1985-0196-A. 2. The site plan for a new building of religious worship (synagogue) in accordance with the requirements of Baltimore County Zoning Regulations (BCZR) 1B01.1.B.1.a through e. do not apply to the proposed project. 3. A building length of 210 feet with the favorable recommendation of the Director of Planning in lieu of the 200-foot maximum otherwise permitted under CMDP, Residential Standards, page 35, "Other requirement", and BCZR 504.2. 4. The proposed one-story volunteer ambulance building (and use therefor) as a separated nonresidential principal building and use, and a determination as to weather such use is permitted by right or special exception in Density Residential (DR) 2 Zone in which it is proposed. 5.Such further and other relief as the nature of this case may require. 1. If pursuant to Special Hearing Request Number 4, the Zoning Commissioner determines that a special exception is required for the proposed one-story volunteer ambulance building (and use thereof), then a Special Exception for the same under BCZR 1B01.1.C. Variance to permit non-resident principal building setback as follows: Interior side yard 10 feet in lieu of the required 20 feet in DR 5.5 Zone and the required 30 feet in the DR 2 Zone. Street-side yard of 18 feet in lieu of the required 35 feet in the DR 5.5 Zone. Rear yard of six feet in lieu of the required 40 feet in the DR 2 Zone. Building-to-building setback (front of synagogue to rear of ambulance building) of 32 feet in lieu of 100 feet required in the DR 2 Zone. 2. In the alternative to Special Hearing Request Number 2 above, a Variance from BCZR 1B01.1.B.1.e.3 to permit a Residential Transition Area (RTA) buffer of zero feet in lieu of the 50 feet required. In the alternative to Special Hearing Request Number 2 above, a Variance from BCZR 1B01.1.B.1.e.5 To permit an RTA setback six feet lieu of the 75 feet required. In the alternative to the Special Hearing Request Number 3 above, a Variance from BCZR 504.2 and CMDP, Residential Standards, page 35, "Other Requirements", for a total building length of 210 feet in lieu of a maximum of 200 feet allowed.
