Whether you are looking for a walkable, amenity-rich downtown for a new office, industrial land with superb highway, rail and port access, or a landscaped suburban office park, Baltimore County offers a wide range of business communities to meet your needs. You will be minutes from downtown Baltimore, a 45-minute commuter train trip or drive to Capital Hill, or a two-hour Amtrak ride to Manhattan. Also conveniently near Baltimore-Washington Thurgood Marshall International Airport (BWI), a Southwest Airlines hub.

UMBC - Southwest

The UMBC - Southwest area is a diverse technology and industrial business community,  with direct access to I-95 and BWI Marshall Airport. Near federal labs, NSA, Ft. George Meade, University of Maryland Baltimore County (UMBC) and the Community College of Baltimore County. This areas includes the technology and research park, bwtech@UMBC with a strong focus on cybersecurity and information sciences. Halethorpe-Arbutus is a logistics and manufacturing hub with rail access. This area possesses a Federal HUB Zone and a Baltimore County Enterprise Zone.

Federal Center at Woodlawn

The Federal Center at Woodlawn area is an established location for federal contractors next to national headquarters of both the U.S. Social Security Administration and the Centers for Medicare and Medicaid Services. Federal contractors include: Lockheed Martin Information Systems, CSC, General Dynamics Information Technology and Northrop Grumman Information Systems. This area possesses a Baltimore County Enterprise Zone.

Essex - Pulaski

A solid light manufacturing and distribution cluster, the Essex-Pulaski business community has an integrated transportation network. Many options for low cost industrial and logistics operations with easy access to I-95 and I-695. Home to Medstar Franklin Square Medical Center and the Community College of Baltimore County-Essex Campus. This area possesses a Baltimore County Enterprise Zone.

Liberty Road

A vibrant corridor, the Liberty Road business community has a balance of professional offices and independent and national retailers. With strong median household incomes and high average daily traffic counts, this corridor is poised for growth. Northwest Hospital is a major driver for the area. This area possesses a Baltimore County Revitalization District.

Hunt Valley

The Hunt Valley business community has major multinational companies such as McCormick, BD Diagnostic Systems and Procter and Gamble. It is a national hub for digital entertainment companies. Served by light rail, this community is able to draw employees from Baltimore metro and southern Pennsylvania. It's home to Community College of Baltimore County-Hunt Valley and Loyola University - Maryland graduate campus.


Towson is a downtown community with centrally located corporate offices, appealing residences, and a major luxury regional mall. The Towson business community has three major hospitals, Towson University and Goucher College. Its major employers include Stanley Black and Decker and General Dynamics IT. Towson is attracting hundreds of millions of dollars in new retain residential and office development. This area possesses a Baltimore County Revitalization District.

White Marsh - Middle River

One of the Mid-Atlantic's largest planned communities, White Marsh features direct access to I-95 with retail amenities, waterfront parks and walking trails. The White Marsh - Middle River business area is a diverse corporate and industrial community with financial services, manufacturing and logistics.

Owings Mills

The Owings Mills business community has suburban corporate campuses with a solid institutional base including corporate and division headquarters of T. Rowe Price, ADP, Global Payments and CareFirst BlueCross BlueShield. Owings Mills is anchored by a new mixed use town center and fast-growing Stevenson University.

Sparrows Point - Dundalk

The Sparrows Point - Dundalk business community has a strong industrial base next to Port of Baltimore, the first east coast port with 50-foot berth to handle new Panamax super ships. The area possesses heavy rail, interstate and deepwater access, available land and the largest graving dock on the east coast. The community is also within a Baltimore County Enterprise Zone.
