
Overlea-Fullerton combines the close-knit communities of a suburban village with a high-traffic corridor along Belair Road in northeast Baltimore County. An eclectic mix of Main Street and traditional suburban development, Overlea sits at the entry to White Marsh-Perry Hall, with local connecting roads to southern Harford County markets. Over 171,900 households are within five miles of the intersection of Belair Road and the Baltimore Beltway.
An upsurge in private investment has seen over $7 million of major upgrades and expansions to businesses along Belair Road in recent years. Recent projects include major redevelopment of the Belair Beltway Plaza, and renovations to Pete’s Cycle, Gurley Electric, Perskie Photographics and Stingers, home base for an active chapter of the Baltimore NFL “Ravens Roost.”
Larger redevelopment opportunities are available at the north end of the corridor, near Belair Road and Rossville Boulevard. Additional retail and restaurant uses would complement recent office and business redevelopment.
The building stood empty for years, a vacant funeral home along bustling Belair Road. Vacant, that is, until Ed Koplin and his partners saw the opportunity to expand their engineering firm and invest in the Overlea business community. Capitalizing on Overlea’s convenient location near I-695, the Baltimore Beltway, the partners invested $600,000 in the project. The new 15,000 square foot Overlea Professional Center is now headquarters for Jack Dale Associates, which designs data center critical systems for Fortune 500 companies such as IBM, Texaco, and Bank One.
